About the developer

Ambassadori Island Batumi is a project of historical magnitude, spanning 84 hectares and conceptualized as the formation of two artificial peninsulas and one artificial island in the Black Sea. This endeavor is being executed in rigorous compliance with sustainable development and smart-city standards, setting new benchmarks for regional urban evolution and serving as a catalyst for national economic progression.

The master plan dedicates 49% of the territory to publicly accessible recreational and green zones. These will encompass parklands, dedicated pedestrian trails, specialized sports fields, and integrated entertainment and wellness spaces. The project is further designed to include critical infrastructure such as educational and healthcare facilities, luxury hotels, apartments, private residences, exclusive villas, heliports, a modern yacht club, and a casino.

The island’s First Tower will be prominently situated on the right peninsula. This 58-story skyscraper will serve as a modern hub, featuring high-end apartments with unparalleled views and interiors. The tower will integrate contemporary co-working spaces, essential commercial and household services, a rooftop heliport, premium dining and breakfast areas, comfortable leisure zones, and sophisticated wellness amenities. Casino operations are provisioned within this inaugural skyscraper.

The Ambassadori Island project is being realized by Ambassadori Group through strategic collaboration with distinguished international engineering and architectural firms. Key partners include Yüksel Proje (known for designing two international airports on Black Sea reclaimed land near Batumi) and the British consultancy firm Arup, a global leader in complex urban planning.

Ambassadori Island is the first artificial archipelago in Georgia and on the entire Black Sea coast: two reclaimed peninsulas and an island with a total area of 84 hectares off the northern coast of Batumi. The master developer is Ambassadori Group, while the residential towers on the island are built by several developers, each with its own complex. Ambassadori Island is planned as a separate district with housing, hotels, business and resort infrastructure. The project includes a yacht club and marina, aviation facilities, hotels, residential and mixed-use complexes, shops, restaurants, sports and wellness centres. Almost half of the territory (49%) is reserved for green and recreation areas, beaches and a seafront promenade. The architectural concept is by the New York firm SHoP Architects, the master plan by the international engineering company ARUP, and design and engineering by Yüksel Proje of Turkey. Ambassadori First Tower — the island's first tower by Ambassadori Group: 58 floors, apartments, a five-star hotel, a vertiport and a wellness area. Completion is scheduled for February 2029. Tonino Lamborghini Tower by FK Development — the first residential tower under the Tonino Lamborghini brand in the Caucasus, 30 metres from the beach. Origami On The Ambassadori Island by Origami Holding — a 37-storey mixed-use complex with branded residences, hotel rooms and penthouses. One Peninsula by HOLM by Dubai-based HOLM Developments — a 64-storey tower with fully furnished apartments, completion in Q2 2030. According to the developer, by 2025 48.3 hectares had been reclaimed from the sea and 26 hectares officially commissioned. All 158 piles of First Tower have been installed and the foundation works completed. The island is designed for buyers looking for beachfront property with resort infrastructure: to rent out through a hotel operator, to live by the sea or as a long-term investment in a new district of Batumi.
